Annoying Real Estate Agents

This is serious annoying! Since rumah siap bulan April lepas i keep receiving this kind of sms. Non stop sms from annoying real estate agent asking whether i would like to sell or rent the house. ni baru sebahagian dari sms yg dah berpuluh-puluh dah delete. Not only that, some agents will call directly, not only once tapi berkali-kali smpai la kite pick up the phone. just imagine kalo time keja and meeting dpt strange no yg call berkali-kali. mmg kena maki la kalo aku angkat. huh!

haa yg ni paling best. siap tau nama aku tuuu. pfffttt!!

ni mesti keja developer jual contact details to the real estate agents kan? kalo tau la mcm ni dulu aku pkai no prepaid je utk correspondence through out the purchase process. i wish i knew this earlier.

if u plan to buy a house, beli la starter kit prepaid and use the prepaid number as your correspondence utk process jual beli rumah. bile dah dapat kunci nnti nak buang je sim kad tu pon ok. otherwise u will experience with those annoying agent. pikir-pikirkan lah..

Rumah Baru: Mencari Arah Kiblat

Sebelum officially pindah masuk rumah haritu mmg dah siap2 cari arah kiblat. time tu guna iphone punye compass. Senang gile turn je iphone tu to 292°. From JAKIM's website  the direction of Kiblat is 292° 31' 16".

kalo guna compass ni lagi senang sbb it comes with booklet that has the information of which index to use to determine the direction of kiblat.

Select the city and its index number from the booklet then turn the red arrow to the index number. for my case, im in Malaysia, Kuala Lumpur the index is 85. nampak tak arrow merah tu point at no 85. So gamba mcm mimbar masjid tu adalah arah kiblat. 

If rasa mcm tak berapa confident bole la guna a few option. last time i dah check using iphone now using this compass and both give the same result.

Kalo takde sume gajet2 tu normally kite akan cari arah matahari terbenam. tp kalo dah mlm cemane pulak?

Kalo dah sesak sgt bole je tengok piring astro sbb ia mmg mengadap ke barat tp tak begitu tepat. Piring astro 252.09°. tp most of the condos skrg not allowed anymore utk install piring astro sbb astro dah centralized for the building. so in my case mmg takde this option at all.

nak lagi senang bole refer Qiblalocator.

Alone!

semenjak berpindah ke puchong maka bermulalah kehidupan lone ranger ku. kalo dulu ade housemate skrg aku sorang dlm umah tu. dulu balik keja malam umah dah terang ade org bukakkan lampu skrg rumah gelap gelita and sometimes rasa seram tu mmg ade *_______*

bukan setakat sendiri dalam rumah je, luar rumah pon sunyi terasa mcm aku sorg je stay kat floor ni. 

basemen parking pon same. mane sume orggg??? korg imagine kalo sampai rumah kul 10mlm then experience situation mcm ni ape korg buat? 

aku ade mengadu kat management psl besmen parking yg kosong and seram ni tp according to them mmg only 10% je resident yg stay sini sekarang, dlm 40 rumah je berpenghuni. and some of them stay only on weekend sbb kalo weekend ade lagi 3-4bijik keta lagi. so nak tak nak kena beranikan diri.

My Dear Beloved Kitchen

Here are some progress photos on the past week's works. Aku rasa patut fokus kat kitchen renovation sbb most of the bajet goes to dry and wet kitchen. walaupon belum tentu lagi hari-hari aku akan masak tp dapur mesti cantek T______T

cantek tak? cantek taaaakkk?? tak kisah la korg nak cakap ape yg pasti aku sukaaaaaaaa!!

table top belum install. konsep dapur ni putih sebersih salju. table top pon putih sbb nak bagi nampak luas and nak  aku rajin kemas dapur sbb kaler putih kalo dapur kotor sikit pon dah obvious kotor dia kan 

haa ni ruang masak memasak dipanggil wet kitchen. just nice la utk aku main masak2 megi nnti. dapur dah meletops masak megi je ko nak pkai dapur niiii??? hahahaha. nanti2 la masak gulai asam pedas baking-baking segala. lol!

grille pon dah pasang. kalo bole tanak psg grille ni aku mmg tak suka. memandangkan rak kasut kat luar so psg la kat pintu depan ni je. rumah org lain aku tgk setiap pelusuk ade tingkap or sliding mesti pasang grille. korang tak rase mcm duk dlm jail ke haa? ni la mentaliti org malaysia, design rumah dah moden dah ngan glass concept but end up mcm jail rupe dia Y_______Y

Plaster Ceiling Progress Work

dah jadi routine every weekend mesti buat spot check and quality check of the work done. 

this is how the hallway looks like after opening to kitchen area dah tutup. plaster ceiling kat hallway area completed! haa ni baru cantek =D

plaster ceiling at living area pon completed. satisfied with the works so far. 

Renovation Officially Started

a week before dah byr deposit to the contractor to start work. then mintak contractor settlekan application utk renovation works. senang keja aku! expected to finish on 19/9/2012.

kenapa aku pilih Lee Contractor ni sbb dia la quote paling murah+free window tinted+free cuci rumah+free installation kipas, aircond and ape2 je nak mintak dia install. dia mmg cuba sedaya upaya squeeze the price to my bajet. yeay!! 
lain2 contractor mintak aku kurangkan scope of renovation utk fix to my bajet. ape daa korg ni. kan aku dh ckp nak buat the whole house within my bajet. skrg rezeki berpihak pada Lee. hehe

the most tricky area is yard+3rd bathroom ni sbb kena pecah and transform jadi wet kitchen. 

setakat ni sgt berpuas hati ngan housekeeping contractor ni. rumah tak bersepah2. brg2 dia tersusun rapi je.

Renovation Bajet: Expensive Taste vs Cikaput Fund!

every weekend mesti ade appointment ngan contractor. ye lah nak dpt quotation ni bukan senang, kena sit down discuss ngan contractor face to face then baru clear the works scope and design yang aku nak. at least kena spend about 2-3hours tau utk satu quotation! fuhh mencabar jugak especially aku sorg2 nk kena setel sume benda mmg mencabar fizikal dan minda.

nasib naik aku mmg in construction line so tau la sikit2 item or keja architecture ni. so to be afdal paling koman pon kena dapat 3 quotation so senang nak buat comparison.

mane nak cari kontraktor?? korg takyah risau, once rumah siap, berderet kontraktor akan dtg approach time korg visit rumah nnti. tp kena hati2 sbb kdg-kdg diorg ni akan letak price dem expensive. itu la perlu dptkan a few quotations utk comparison.

ade jugak contractor yg jadikan rumah customer diorg as a sample house and design. time ni mmg rambang mata. kalo kat sini ade dlm 6 bijik rumah dijadikan show house from 6 different contractors. time ni bole evaluate sendiri workmanship and material yg diorg pkai compared to their price.

Interior Design Idea

wow! design dah siap!!

actually overall design idea tu dah ade dlm kepala. the only problem is nak dpt ilustration or artist impression tu kena engage interior designer. nak explain kat contractor nnti senang tunjuk je lukisan ni then diorg bole quote.

persoalan sekarang...area mane nak direnovate dulu? kosnye? duit dah standby..Alhamdulillah duit keja+biz kecil2an bole la buat saving sikit2. Ingat ye, masuk rumah baru kena sediakan duit yg banyak Y___Y

so sekarang misi mencari quotation and contractor yg bagus utk kerja2 renovation ni. tungguuuuuuu.....

My Tiny Little House

tadaaaa...welcome to my house. not that big but this is what worth for RM280k. 3+1 rooms and 3 bathroom. ok la kan utk aku stay sorg. nak kemas umah pon takde la teruk sgt.

one thing yang aku paling suka layout rumah ni adalah kedudukan bilik2 dia tak bertumpu at one side only. maksudnye kalo dari pintu masuk, bhgn kanan ade bilik and bhgn kiri pon ade bilik. 

see. balance kan the arrangement of the room? main factor yg aku consider time nak purchase rumah ni 3 years back.

skrg moden concept condo mesti jenis byk tingkap mcm ni. mmg dah cun dah sbb pencahayaan sgt bagus. tp pengsan la bile pikir pasal langsir nnti T_________T

the master room, barely enough to fit one queen size bed. nampak tingkap tu?? itu bhgn blkg bilik. bhgn depan master room ni ade lagi 3 panel sliding window facing balcony. langsir lagi T_______T

the master bedroom's toilet. i like the design and the finishing sbb tak payah byk mekap dah. nnti tambah shower screen and big mirror je. and again, nampak tingkap tu?? hahaha

paling best water heater utk bilik mandi ni centralized mcm hotel berbintang-bintang. pusing je shower closet nak panas ke sejuk. best! best!

nampak tak? nampak tak? tingkap lagiiii. so mandi bole feeling2 tgk view sunway. hahahaha. ni bilik air no. 2. water heater tu mmg free utk this bathroom.

ni yard and bathroom no. 3. mmg agak terpinggir lokasi dia and kecik gile. paling best ade gak tingkap ala2 amik feel tadi. dh la toilet ni mengadap walkway luar rumah. so mmg kena tinted or letak blind kat tingkap.

actually, time ni buat defect inspection. cepat submit defect list tu cepat la diorg dtg repair. cepat tak cepat about 1 month jugak la from date submit report tu. so yg ni kena pantas sbb sblm renovate kena setel dulu defect2 ni.

Atmosfera Condo: Rumah Baruku

Congratulations!! You are now the proud owner of ATMOSFERA CONDO!!last 2 weeks received letter from developer tp bile call belum bole amik kunci sbb final pymnt belum terima dari pihak bank.

Ni la rupe entrance to the condo. 

Dalam duk tunggu final pymnt tu, weekend lepas terus pegi spot check and dah ade org yg dapat kunci and ade yg dah start pindah brg pon.

Patiently waiting for Ambank to disburse the final amount to Villamas developer and finally the keys to my house in my hand. Alhamdulillah..

Went to management office and a few things to settle and sign off sebelum dapat kunci ni:

• letter of acceptance for vacant possession
• the defect notification form
• application for access card
• application of car stickers

ive been given the renovation guidelines and Atmosfera Condo House rules. Been living in condo environment before, the rules are almost the same. So many restriction and guidelines to follow. Its quite annoying sometimes Y______Y
